Due to high demand for spaces this Summer we have added a beautiful Bell Tent that sleeps up to 6 people.

Inside this spacious 6 metre Bell Tent you will find a cosy base under canvas to enjoy glamping in the heart of nature right next to our fields. With a double mattress on a pine bed frame, another double mattress on the comfy coir flooring and a pull out sofabed; all with toasty duvets, pillows and bedding provided, this option would suit those who want to feel they are camping but without any hassle of putting up a tent and blowing up airbeds! 

There are pretty glamping additions as you would expect such as rugs, cushions, fairylights and bunting as well as a small fridge and electric kettle. You will be close to the shared kitchen barn area where we provide each tent with it's own box of crockery/cutlery; there are plenty of pots, pans and utensils in here too. You may want to bring some extra camping chairs if you have them for sitting outside, although a wooden picnic table with benches is provided, along with a BBQ (so you'll just need to bring your own charcoal).

Barn Owl Bell Tent

The newest Safari Lodge. A similar style to the larger Dragonfly Dreams but with two bedrooms. It can comfortably house 7 people and is closest to the shared kitchen area.

There is a corner sofa bed for lounging in front of the log-burning stove in the large living area. This provides a sleeping solution for 2 people if required. A spacious table and bench seating area for indoor dining and board game playing space. There is also a kitchen-type dresser unit, housing a small fridge and kettle, perfect for making your hot drinks or preparing snacks. With electric lighting at the flick of a switch this really will be a luxury home from home under canvas.

The outdoor decking area boasts a built in outdoor bench seat to soak up the stunning view of the sunsets over the fields. A grassed area in front of your tent is ideal to sit together round a firepit, toasting marshmallows and star-gazing. This tent is closest to the shared kitchen and picnic area for extra convenience and all your camp cooking needs.

Otter’s Den Safari Lodge

Available all year round, our beautiful log cabin is the perfect romantic hideaway for two. Balconies over the lake provide you with amazing views over the fields, sunsets and starry nights, which you can gaze at from your log-fired outdoor hot tub. You’ll only need your toiletries and your own food & drink (and some charcoal if you would like to use the BBQ).

Please note: we are a small site focussing on relaxing in nature with a ‘peaceful from 10:30pm policy’ and are unable to permit amplified music/speakers etc… therefore if you have any potential party animals in your group of guests then this isn’t your ideal place for a getaway!

Manor Farm has been home to the Barker Family since 2004, a 10-acre smallholding with sheep, cows, pigs, dogs, ponies, chickens and ducks. We opened the campsite in 2014 and have been improving facilities each year. In 2018 we won Camping and Caravan Club Small Site Awards and Best Overall Campsite. In 2019 we were nominated for a Remarkable East Yorkshire Tourism Award. We're located at a mere 10 minutes from Chester, where the local bus from Chester stops just in front of the entrance gate and a 15 minute drive from Chester zoo. There are also plenty of walking routes in the area. Please note that this is a working farm and access to the land and animals is strictly forbidden. There is also a strict 5 mile an hour policy on site. Dogs are to be kept on leads at all times on the campsite but can be walked down the dog walking area.

- Check in/Reception - Please check in at reception. If it is not open your name and pitch number will be on the board at the entrance to the site. On arrival you can scan the NHS Track & Trace QR code.

- Caravans/Motorhomes - we encourage guests who have their own facilities on board to use these as much as possible.

- Camping - we have reduced our pitch capacity to allow for greater social distancing. 

- Showers/Toilets - these will be cleaned regually & strict social distancing measures will be implemented. There will be plenty of hand sanitiser & soap available at all times. 

- Communal fridges/ freezers - for use by all.

- Sinks in utility room - to be used for washing up crockery/cutlery only. 

- Visitors - kept to a maximum of 2 per pitch - please notify us of details when you check in

- Separate male & female heated washrooms and showers with electric shaver sockets.

- Any wilful damage to the site will result in you being asked to immediately leave the site.

- Please do not allow children to play in the communal shower, toilet and utility areas.

- All gazebos must be taken down when you are not on site.

- To respect the enjoyment of others, we ask that noise levels are kept to a minimum after 10:30pm. No music is allowed on site after 10.30pm. 

- No driving allowed on site after 10:30pm. 

- Fire pits are available to hire only - guests are not permitted to bring their own wood or firepits and they must be extinguished by 11pm.

This luxury lodge brings a new concept to sustainable gaming & has been lovingly hand crafted from straw bales & sheep wool.  It features oak detailing throughout, and sleeps up to 3 people on a double bed & chairs/table which convert to a single bed.

**Coronavirus Protection**

Our number 1 priority at Butt Farm Caravan & Campsite is the safety of our staff & guests, and we are committed to doing everything we can to help prevent the spread of the virus.

We have introduced a number of safety measures to help ensure you enjoy your stay with us this summer:

- Check in /Reception - Please check in at reception. If it is not open your name and pitch number will be on the board at the entrance to the site. On arrival you can scan the NHS Track & Trace QR code.

- Caravans/Motorhomes - we encourage guests who have their own facilities on board to use these as much as possible.

- Camping - we have reduced our pitch capacity to allow for greater social distancing. 

- Showers/Toilets - these will be cleaned regually & strict social distancing measures will be implemented. There will be plenty of hand sanitiser & soap available at all times. 

- Communal fridges/ freezers - for use by all.

- Sinks in utility room - to be used for washing up crockery/cutlery only. 

- Visitors - kept to a maximum of 2 per pitch - please notify us of details when you check in


**Site Facilities:**

- Separate male & female heated washrooms and showers with electric shaver sockets.

- Utility room with dishwashing facilities where hot water is provided free of charge.

- Fridge & freezer.

- BBQ and Firepits available to hire  - Fire pits are available to hire only - Guests are not permitted to bring their own wood or firepit and they must be extinguished by 11pm (These will be cleaned after each use)

- Dog shower.

- Chemical disposal point.

- Secure bike storage, e-bike charge point, bike racks & bike wash.

- Recycling facilities.

**Pets:**

​Pets are welcome at Butt Farm, however are not allowed in the site buildings including the shower and utility rooms. 

Whilst on site they must be kept on a lead at all times, and can be walked in designated areas. There are many walks around the campsite. There is a dog shower available to use for those mucky paws.

**Terms:**

- Bank Holidays are a minimum of a 3 night stay.

- Weekends are a minimum of a 2 night stay.

- Arrivals - 1pm ( no later than 9pm - unless in exceptional circumstances) 

- Departures - 12pm

- Departures after midday are subject to availability and a charge of £5 per pitch.
